If you’ve rented for most of your adult life, you probably haven’t given much thought to your previous homes’ roofing systems. If tiles or shingles broke, the roof needed to be repaired, or if (gulp), it needed to be replaced, that was the landlord’s responsibility. Yet when people buy their first homes, they’ll want to familiarize themselves with the property. For example, they’ll want to know the age (and overall state) of the major appliances, the central AC unit, and, of course, the roofing system. Below are just a few things that first time homebuyers should know about caring for (and maintaining) their roofing system.

It won’t last forever

A well-installed roof will last a long time, but it won’t last forever.  How long will your roofing system last? That depends on a few things. For example, the average lifespan for an asphalt shingle (or wooden shingle) roofing system spans between 25-30 years, whereas the average lifespan for a tile roof can be as long as 75 years. When you were in the process of house hunting, your real estate agent should have told you about the state of the home’s roofing system—if it was getting to the age where replacing it was on the horizon, that should have knocked some money off the home’s listing price.

You should have also received information about the company that did the installation—and whether the roof is still under warranty. If you have questions about the state of your roof, whether it needs to be repaired, or if will need to be replaced in the near future, call Kleinberger Corporation today to schedule a free inspection.

Fix problems ASAP

Your roofing system is among the most important components of your home. Not only does it protect you from the sun, wind and rain, it protects your walls, your siding, and the structure of your home. Suffice to say, if you notice that something seems amiss, you’ll want to have it repaired right away. The best way to catch small problems (so you can prevent a small problem from turning into a big one), is to have your roof inspected twice a year.
