Replacing a roof is expensive. Suffice to say, if you have a tile roofing system you’ll want to do everything you can to extend its lifespan. The longevity of your roof will depend on a variety of factors, such as the materials that were used, the workmanship of the installer, weather events (such as tropical storms and hurricanes), and whether your roof was maintained.  Below are just a few of the steps you can take to ensure that your roof lasts as long as possible.

Keep your eye on things

One of the most important things that homeowners will want to keep an eye out for is missing or broken tiles. This holds true regardless as to whether your tiles are made of slate, concrete, or clay. Are we suggesting you climb on top of your home and start walking around? Absolutely not. First, roof tiles are fragile and if you step in the wrong place, you’re bound to harm them. Second, if you’re not an experienced roofer, you could fall and hurt yourself.

You’ll also want to keep an eye on the inside of your home. If your ceiling starts to show signs of water damage, or you discover that your roof has started to leak, you’ll want to call a roofer right away.

Have your roof inspected at least twice a year

Most roofing contractors suggest having your roof inspected at least twice a year. Although most people have their roofs inspected in the spring and in the fall, you’ll also want to schedule an inspection after each major weather event. If the roofer does determine your roof has been damaged, this will help ensure the damage is fixed right away.

If you’re concerned that roof inspections might be expensive, you don’t need to worry. Reputable roofing contractors provide this service for free.

What if I need to repair or replace my roof?

If the contractor tells you that it’s time to repair or replace your roofing system, ask them to provide you with a detailed estimate. Make sure the estimate includes a full breakdown of the costs, including the materials and workmanship costs. You’ll also want to get quotes from at least two more companies. Remember, the cheapest bid isn’t always the best bid, and you’ll want to choose your roofer wisely.
